Missing Pipeline (deals) Management and Critical "One to Many" (ex: One deal many people) Relationships.

What works well: Front end lead tracking and contact management.

Gaping Hole: There is nothing in place to track and navigate a transaction.

Suggestions:

1. Combine buyers and listings into a single table. The idea is that if you are working with a buyer - a seller - both or even a property management client that they are all revenue events. So a “deal” is anything you get paid on. You could easily have a deal “ 123 Main St or Jones Listing” and then have a value list that identifies the type of deal: Buyer, Listing, Dual Agency, Rental, Modify Type, ect. You do not loose the segregation -meaning, you can still say “show me all the deals that are buyers or listings….”

2. Create tools for a transaction (pipeline management) Add fields to describe and support a deal:

  • Actual close date
  • Actual sales price
  • Commission percentage
  • Commission amount (calculated)
  • Deal timelines like inspection, financial contingencies etc.
  • Above that - I would like to be able to see summary data that is calculated; Closed Sales(gross sales ($18MM), Gross commission ($540K), Projected revenue min next 90 days etc....

3. A.Need to change/add the database relationships so that you can have a 1 deal to many people relationship. That means you add a deal - then add anyone associated with the deal with the ability to assign a role: Buyer/ Seller/ Lender/ Back Up Buyer/Possible buyer/Appraiser/Inspector, etc. All those types could be a value list that a user can modify.

3.B. Likewise tasks should be the same. You can add a person who is responsible for a task - BUT you need a 1 deal to many task connection that allows you to associate tasks to a deal. That way you can look at a deal as a revenue event that has a number of tasks required to complete or stay on track. You also know who the parties in the deal are.

3.C. Lastly since we are talking about deals - we need to be able to pivot and see a deal from a calendar perspective. (One deal many calendar events) If we have mapped timelines to a deal (inspection) or due dates from tasks (remove signs from 123 Main St) we should see all that on a calendar with the option to view globally or deal by deal.

As it stands - NONE of that is possible within Liondesk and consequently requires software that is not currently connected. We can add any of those aspects just not within the software. Cheers - E
